If you are thinking about selling your home, this one is for you. The good news, Arizona is in no shortage of Realtors. The bad news, not all Realtors are created equal. I promise you; I have worked with a lot of agents throughout the valley and there are really good ones, there are also really, really terrible ones. The last thing you want to do is hire a Realtor who is “one of the bad ones”.
As a Realtor, it is our job to be responsive, communicate, negotiate, and to sell your home! If you hire an agent who is not responsive and doesn’t communicate, what do you think their work ethic is going to be like when they are selling your home? I have called agents, sent text messages to agents, emailed agents on homes that my client’s are wanting to see (potential buyer), and the agent NEVER responded to me. Let me ask you this, if you were trying to sell your home and you found out that your agent did not respond to potential buyers, how would that make you feel? I know for me; it would be unacceptable. My blood pressure is rising at the thought of it.
I want to make sure you are never in this situation! Here are THREE tips to help you know if you have a good Realtor and some red flags to prevent you from hiring the wrong one!
- Hire a full-time Realtor. You want an agent who is in real estate day in, and day out. I personally do not know how an agent can be the most available, responsive, and knowledgeable about the industry if they are not doing real estate on the daily. You want someone who is going to be able to answer a call, respond to a text and reply to an email at any point in time.
- Pay attention to their response time. This one is important. Your agent should be responding to your emails, text messages and calls in a timely manner. I know for me, my phone is always by me, and I am prepared to answer the phone at any time, especially for my clients. My emails are responded to almost immediately but absolutely the same day. My text messages do not go ignored. Just remember, how they are responding to you is MOST likely how they will be responding to potential buyers.
- Marketing plan. Marketing your home is going to extremely important. I don’t care if it is a seller’s market or not. You want to make sure that your home is being put on the market in the best possible light. When I represent my clients who are selling their home, I hire a professional photographer and videographer. This is a cost that I incur, not my clients. You will find that some Realtors will skip this part and whip out their iPhone to take pictures. This is unacceptable and never appropriate. You have one opportunity to make the best impression when selling your home. In a day where most buyers start their home search online, we want to make sure your home is looking its very best.
Selling your home can be a stressful experience. The last thing you want to do is hire a Realtor who isn’t going to put their best foot forward for you.
